The aim of the study is to identify the localization of multi-store housing construction in the Moscow agglomeration (MA) relative to the main transport corridors (highways and railways). Over the past 15 years (2004-2018), 169 mln sq. m of housing were commissioned in the Moscow region (69% – in the Moscow oblast). The most important parameter determining the localization of housing construction is the accessibility of the labor market of the City of Moscow. The research method is based on the monitoring of all housing projects under construction. These projects are classified by distance from highways, size class, location relative to existing housing stock, housing prices. The localization of housing projects relative to the main transport corridors changes non-linearly as the distance from the Moscow increases. The core of the MA is sprawling in the 10-km zone outside the Moscow Ring Road, where significant part of housing projects is implemented far from key highways in inter-highway intervals. At a distance of 10-30 km from the Moscow Ring Road, housing construction strengthens the axes of the settlement pattern along highways. In the peripheral zone of MA, projects are concentrated around of existing towns, and a distance from highways increases. Housing construction localization in different areas of the MA are determined by the desire to minimize the time of commuting to the center City of Moscow, especially by last mile problem – the distance from housing to metro stations or suburban railway stations and to the main highways.
